Sentinel Capital, a Houston based developer, will officially break ground for Phase 1 of McKinney National Business Park on March 12, 2019.
McKinney National Business Park is a master-planned industrial park situated on 114 acres of land southwest of the McKinney National Airport. The project will accommodate multiple types of industrial, warehouse, R & D and service retail related uses. The development will provide supply for the increasingly growing demand of e-Commerce, fulfillment space and other emerging market requirements. Phase 1 of the project will consist of two 75,250 square foot, Class A tilt-wall industrial buildings with supplemental office space. The Park will be completed in multiple phases and will ultimately be able to accommodate over 1,000,000sf of industrial space.
Sentinel Capital is evaluating tenants from 20,000 square feet and up to occupy Phase 1. Completion for Phase 1 is scheduled for Q3 of 2019. With the recent completion of FM 546, the area now has immediate access (1 mile) to the newly upgraded McKinney National Airport and is less than 3 miles from Interstate Highway 75. McKinney National Business Park will also have access off of the old FM 546, now known as Harry McKillop Blvd. Strategically located just 30 miles north of downtown Dallas and 33 miles from Dallas-Fort Worth International Airport, McKinney National Business Park is in the prime growth path for the country’s fastest-growing metro area. With vacancy below 5% in the area and an annual absorption rate above 70%, McKinney National Business Park is positioned to capitalize on the strong market fundamentals and economic drivers of the McKinney and DFW area. DFW was ranked #1 in the country for both population growth and job creation over 2017. The McKinney submarket has an average population growth above 16% per year since 2000.
Leasing for the McKinney National Business Park is being handled by George Tanghongs and Brett Lewis with Lee & Associates and Industrial land sales for two sites south side of FM 546 are being handled by Randy Touchstone of JLL and Craig Phelps.
